In Frisco, most foundation trouble starts with water. The clay soil under nearly every lot in the area expands when it gets wet and contracts when it dries out in the summer heat. When that happens unevenly — wet on one side of the house, dry on another — the soil lifts and drops in different spots, and the foundation rides along with it. Site grading is the quiet, unglamorous work that controls where water goes, and it is one of the most important things you can get right.
Why clay makes grading non-negotiable
Sandy soils drain. Clay does not. A downpour that would soak straight into looser ground instead sits on Frisco clay and runs across the surface. If the ground around a foundation is flat or, worse, slopes toward the house, that runoff collects right where you least want it. The soil there stays saturated and swollen while the rest of the lot dries, and the resulting movement shows up as cracks in brick, sticking doors, and separations at corners.
Grading solves this by shaping the ground so water is always heading away from the structure. It sounds simple, but on a clay lot the details — slope, compaction, and where the water finally goes — decide whether it actually works.
What proper grading involves
Good site grading starts with reading the lot: where water enters from the street and neighbors, where the low points are, and where water can safely exit. From there the surface is cut and filled to establish a consistent fall away from the foundation on all sides.
The fill is not just pushed into place. It gets compacted in layers so it does not settle later and create a new low spot. On clay this compaction matters enormously, because loose fill will slump after the first heavy rain and quietly undo the whole grade. Where the natural fall of the lot is not enough, grading gets paired with drainage excavation — swales, or subsurface drains — to carry water the rest of the way.
The role of sudden storms
North Texas storms are intense and quick. A large volume of water arrives in a short window, and the grade has to handle that peak, not just an average sprinkle. This is why grading around a Frisco foundation aims for clear, continuous fall rather than a barely-there slope. The margin protects you when a real storm hits and the clay is trying to soak up water faster than it can shed it.
How grading connects to the whole build
Grading is not a standalone task. It works with the foundation excavation — the pad and the surrounding ground are shaped together so the finished lot moves water correctly. On a new build, getting the grade right the first time is far cheaper than regrading around a finished house with landscaping and hardscape in the way.

Watch for water standing near the foundation hours after a storm, mulch and soil washing toward the house, or a persistently damp strip along one wall. None of these prove a grading problem on their own, but together they are a strong signal to look at where your water is going.
Deciding what to do
If you are building, grading and drainage should be part of the plan from the start, shaped to the specific slope and soil of your lot. If you already have a house and suspect water is pooling in the wrong places, the first step is a look at the lot during or right after a rain, when the problem areas reveal themselves. Correcting the grade is almost always cheaper than repairing what unmanaged water eventually does to a slab on Frisco clay.
